Communities
Distinctive Communities. Exceptional Living.
Las Vegas luxury communities are not interchangeable. Each has its own setting, architecture, governance and pace of life. Understanding those differences is the foundation of a sound decision.

A framework for comparison
Five lenses for choosing a community.
Before comparing homes, compare the communities around them. These five lenses help clarify which settings deserve a closer look.
- Lifestyle
- Club-centered, golf-oriented, quietly residential or close to the city. The daily rhythm of a community matters as much as its homes.
- Location
- Summerlin in the west and Henderson in the southeast each offer different access to the Strip, the airport, schools and outdoor recreation.
- Architecture
- Some communities favor custom contemporary design, others a broader mix of styles. Architectural guidelines also govern what you can change later.
- Privacy
- Guard-gated entry, lot size, elevation and street layout each influence privacy. They are worth comparing directly rather than assuming.
- Ownership priorities
- Holding period, association obligations, club terms and resale considerations differ between communities and should align with your plans.

The Ridges
Established custom living on the western edge of the valley.
The Ridges is a guard-gated community within Summerlin, known for custom and semi-custom estates set against the foothills toward Red Rock Canyon. Elevation across the community creates a wide variety of lot orientations, from mountain-facing settings to homes oriented toward the valley and city lights.
Because many homes were individually designed, architectural character varies from street to street. That variety rewards careful comparison of each residence on its own design and construction.
Buyer consideration. Review lot orientation, view protection and the architectural guidelines that govern future changes.
Ascaya
Modern architecture shaped by the hillside itself.
Ascaya is a guard-gated hillside community in Henderson, organized around terraced homesites with elevated perspectives over the valley. The setting has encouraged contemporary architecture with strong horizontal lines, glass and indoor and outdoor living.
Buyers here often weigh completed homes against the opportunity to build, which introduces design, permitting and construction timelines into the decision.
Buyer consideration. When building, account for site preparation, architectural review and construction scheduling in the overall plan.
MacDonald Highlands
Hillside living organized around a private golf setting.
MacDonald Highlands is a guard-gated Henderson community built around a private golf club, with homes ranging from established residences to newer custom construction on the surrounding hillside.
Its Henderson location places residents within reach of the southern valley and the airport, which matters to buyers who travel frequently.
Buyer consideration. Club membership is separate from home ownership in many golf communities. Confirm current terms directly before relying on them.
The Summit Club
A private club community defined by discretion.
The Summit Club is a private, guard-gated club community in Summerlin. It appeals to buyers for whom privacy and a club-centered lifestyle are primary priorities.
Access, membership and ownership terms in private club communities can differ meaningfully from conventional neighborhoods and should be reviewed in detail.
Buyer consideration. Request the governing documents and club terms early, as they shape both cost and eligibility.

Red Rock Country Club
A golf community with long sightlines toward the mountains.
Red Rock Country Club is a guard-gated golf community in Summerlin. Homes sit along and near the fairways, with many oriented toward the Spring Mountains to the west.
Its range of home sizes and styles makes it a community where the specific street and fairway position can matter as much as the residence.
Buyer consideration. Evaluate golf-course frontage carefully, including privacy, sun exposure and the experience of living beside active play.
Reverence
A newer neighborhood in Summerlin's northwest.
Reverence is a newer gated neighborhood in the northwestern part of Summerlin, where homes reflect more recent construction and contemporary floor plans.
Newer communities often appeal to buyers who want modern layouts and systems, while still requiring attention to builder terms and the community's continuing development.
Buyer consideration. For newer homes, review builder warranties and any remaining construction in the surrounding area.
Ascension
Contemporary homes in an elevated Summerlin setting.
Ascension is a Summerlin neighborhood that buyers consider alongside other western valley communities, typically for contemporary architecture and a quieter residential setting.
As with any newer enclave, the experience depends on the specific homesite, its orientation and the surrounding build-out.
Buyer consideration. Compare homesite position and the stage of nearby construction before committing.
